Completion of the Buyer Information Profile, Consumer Notice, and Non-Disclosure Agreement does not constitute the beginning of a business relationship or grant access to confidential information. As part of our standard process, a meeting in our office is required as the first step. Any exceptions to this requirement are at the sole discretion of the broker.
I understand that I signed the buyer information profile and will be signing the non-disclosure and consumer notice. This does not guarantee the disclosure of a business. Please be aware additional information may be required. We will only disclose a business if our Broker determines that a potential buyer is qualified and is a possible fit for that listing.
I understand that any listing that is disclosed to me is being sold at a first-come first-serve basis. Our listings are available until there is a fully executed Asset Purchase Agreement signed by both Buyer and Seller. Verbal offers will not be accepted.
You expressly consent to the monitoring and recording of any telephone calls or electronic communications between you and Specialty Group for quality assurance, training, and compliance purposes. You acknowledge that you have been informed of such recording and agree that this consent applies to all current and future communications with Specialty Group, to the extent permitted by applicable law.
Recipient acknowledges that Broker is acting solely as an intermediary and makes no representations or warranties, express or implied, as to the accuracy, completeness, or current condition of the business, its operations, financials, or related real estate. All information has been provided by the Seller or sourced from public records, and Broker has not independently verified it. Broker is under no obligation to investigate, disclose, or update any information, including but not limited to operational issues, regulatory matters, violations, public records, or content reported in the media or public news sources. Recipient is solely responsible for conducting its own independent due diligence and investigation of all material facts.
